What your rebate could cover

What could you do with an extra $10,000?

Your rebate is a real credit on your closing disclosure. Here is where buyers usually put it to work.

01Closing costs

Cover most or all of your closing costs and bring less cash to the table.

02Rate buydown

Apply it to discount points and lower your monthly payment for the life of the loan.

03Moving & furniture

Furnish the new place on day one instead of year two.

04Cash after closing

Lender permitting, take the remainder as money back in your pocket.

Buying new construction?

Don’t visit a model home without registering your agent first.

Most builders decide who represents you based on your first visit. Walk in alone and sign the guest sheet, and many will not let you add your own agent, or a rebate, afterward. Registering with us takes 30 seconds, costs nothing, and protects your 2.5% before your first tour.

How it works

Three steps. No upfront fees. No catch.

Register with us first

Tell us about your search before you visit builders or tour homes, so your rebate is locked in from the start. It takes about 30 seconds.

We represent you

A licensed Texas agent negotiates for you, handles the paperwork, and sits on your side of the table. On new construction, the builder’s agent works for the builder. Yours works for you.

You get paid at closing

Your rebate appears as a credit on your closing disclosure: 2.5% of the price on new construction, 2% on resale.

Licensed. Registered. Verifiable.

A licensed Texas broker, on your side of the table.

The math, in writing

Your exact rebate is shown openly before you sign anything. No fine print, no “up to,” no surprises at closing.

Commission rebates are fully legal in Texas under TREC rules. Your rebate is written into your agreement and appears on your closing disclosure. We serve buyers statewide.

Questions buyers ask

The honest answers, up front.

What’s the catch? How can you give most of the commission away?

There is no catch. The builder or seller pays the same buyer-agent commission whether you use us or any other agent. We keep a small share for our work and rebate the rest to you. No memberships, no fees, no fine print.

Is a commission rebate actually legal?

Yes. Texas is one of the states where commission rebates are expressly allowed under TREC rules. Your rebate appears right on your closing disclosure, in the open, with the math shown before you sign anything.

Do I get a real agent, or a discount agent who disappears?

Full representation, start to finish: showings, negotiation, paperwork, and a licensed agent at your side. The rebate comes out of our commission, not out of our service.

Am I locked in if I sign with you?

The terms are plain and there is no penalty if you do not end up buying. We put everything in writing before you commit to anything.

How and when is the rebate paid?

At closing, as a credit on your closing disclosure, subject to your lender’s approval. Most lenders allow it toward closing costs and rate buydowns.

The commission is already in the price. Keep your share of it.

2.5% back on new construction. 2% back on resale. Full representation either way.
